When preparing to sell your home, it’s easy to focus on the big tasks—finding the right agent, setting an asking price, and decluttering every room.
However, even the most detail-oriented sellers can forget small but crucial steps that influence how quickly a home sells and the offers it receives. Before you put your property on the market, make sure you don’t skip these seven commonly overlooked to-dos that can affect your timeline, appeal, and closing process.

1. Give attention to areas buyers actually inspect

Most sellers understand the importance of tidying up before a showing, but buyers often look beyond what’s immediately visible. Expect them to check closets, peek beneath sinks, and notice dusty baseboards. Keep those spaces as neat and spotless as the main rooms. Don’t forget less obvious areas such as vents, ceiling fans, window tracks, and inside appliances. Hiring a professional cleaning crew can help ensure your home gleams from top to bottom.

2. Refresh exterior details

Curb appeal goes beyond mowing the lawn and power-washing the driveway. Take a close look at your home’s exterior—are the house numbers easy to see, the doormat fresh, and the landscaping clear of weeds & debris? View your home from the street at various times of day to spot issues you might otherwise miss. Make sure pathways are unobstructed, outdoor lights function properly, and entry doors open and lock smoothly.

3. Organize the garage and storage spaces

Many sellers stash clutter in the garage, attic, or shed to make the living spaces look tidy—but buyers will likely inspect those storage areas, too. A messy or crowded space can make even large areas seem smaller. If you’re short on time or space, renting a small storage unit or arranging a donation pickup can make decluttering more manageable.

4. Replace and match lightbulbs

It may seem like a small thing, but burnt-out bulbs can suggest neglect, and inconsistent lighting can make rooms look dull. Before listing, go through every fixture to ensure all bulbs work and match in brightness and color tone—whether soft white or daylight. Good lighting helps your home appear brighter, cleaner, and more welcoming.

5. Take care of small repairs

Minor issues such as squeaky hinges, loose handles, cracked switch plates, or dripping faucets can send the message that the home hasn’t been well maintained. Do a walkthrough with your agent to get insight on a buyer’s perspective to identify these details. Fixing them before showings can prevent buyers from using them as bargaining points later.

6. Touch up paint and trim

Everyday wear and tear shows up quickly on walls, doors, and baseboards. Scuffs, fingerprints, and chips might make a home feel more worn than it really is. A few touch-ups with matching paint or a quick swipe of a magic eraser can instantly make rooms feel cleaner and more move-in ready without the need for a full repaint.

7. Gather important home documents

Buyers appreciate transparency and organization. Collect manuals, warranties, permits, and receipts for any recent repairs or upgrades, along with maintenance records for systems like HVAC, roofing, or pest control. Keeping everything together in a single folder or binder demonstrates that you’ve taken good care of your property and makes it easier to answer buyer questions during the sale.
